The goal for this project was 2 fold, build a JADU for grandma and create a space for the teenagers to hangout and make all the noise they want. The home had a living room at the corner of the home that was practically never used that overlooked a spacious backyard. The solution we landed on was to convert the unused living room to a JADU so that grandma has her own space but was still easily accessible and build a detached ADU in the backyard for the teens.
Both the JADU and ADU have their own full bathroom and kitchen. Connecting the two spaces is a wrap around deck built with Trex. The deck was a later add-on but it really tied all the spaces of the home together.
Permitting for this project took about 12 months because of the way we were using the living room as a JADU. After a few rounds of going back and forth with the planning department, we found some loopholes to make it work. Construction took 9 months all together. All the finish materials were selected and sourced by the homeowners.
