The 2 main goals for this project were to create a spacious master suite and an open concept common area. During the permitting process, we ran into the issue of exceeding the allowable conditioned space we could build given the size of the lot. To circumvent this requirement, we permitted the lower floor master suite as an attached ADU. ADUs do not count towards lot coverage limits so this 'loop hole' let us proceed with the original expansion plans.
For the construction of the larger spaces, we changed the roofline entirely and created vaulted ceilings throughout the common area. The vaulted ceilings and skylights lends to the openess that the homeowners were aiming to get. As you can see from the 'before and after' photos, the new space can now accomodate a complete modern kitchen with plenty of storage, a large center island with seating, a coffee/bar area, and even a wine fridge. Going down the stairs, we enter the JADU / master suite. The master suite has a shared laundry room with the bedrooms upstairs. To make laundry time easier, we built a laundry chute from the upstairs bathroom that falls right infront of the laundry machine. The master bedroom space has 2 walk-in closets with the larger one going to the lady of the home, a full bathroom with radiant heated floors, and brightly lit bedroom area overlooking the backyard.
A later add-on to the project was the full pool bathroom. The home is built on a steep hill so the crawlspace was very spacious on the side of the pool. We utilized this area to build the pool bath.
All finishes were selected by the homeowner.
